Metal roof Recover Options- Metal over Metal vs. Membrane over Metal roof retrofit

In this video we'll introduce two ways that we recover existing metal roofs and permanently stop the leaks. The first way is by recovering the existing metal with another metal roof system called the 238 T. The 238 T is a type of standings seam metal roofing that has been specially designed to recover existing metal roofs like the kind typically found on pre-engineered steel buildings. It works by using a "high Clip " which holds the new metal roofing above the existing. The high clips are shot down through the existing metal and attach to the existing structural purlins of the building. Metal over metal recovers are great, long term solutions to fix leaky metal roofs.

The second recover option is commonly referred to as a metal roof retrofit or flute fill system. A metal roof retro fit works on the principal of taking the same PVC or TPO roofing membrane that is used on flat roofing projects and recovering the existing metal roof with it. Rigid roof insulation is first used to fill in the ribs of the metal then another layer of rigid roof insulation is used to flatten out the surface. This leaves a flat, sturdy surface to install the PVC or TPO roofing membrane on.

Both metal roof recover options have a place in the market place and both recover methods will keep a building dry long term. Other videos in this series will discuss where each type of recover may be a better fit for the building and also how much does each recover system cost.
